Project Scope

The Gama Goat Building is a near century-old building on a 76-acre brownfield site that was once part of a group of historic, manufacturing buildings that housed assembly lines, cold steel and our nation’s line of defense. The building was originally built in 1941 by the U.S. Army as part of the growing Charlotte Quartermaster Depot. The site was later known as the Charlotte Area Missile Plant (CAMP) that would evolve into two major manufacturing projects—the Nike Hercules Missile and the Gama Goat, a 6-wheel drive, semi-amphibious off-road vehicle originally designed to be used during the Vietnam War.

The historic building stood vacant for years until New York-based ATCO Properties acquired the warehouse along with the commercial complex now known as Camp North End. ATCO’s vision was to redevelop the former industrial plant into the Gama Goat Building at Camp North End, while preserving the historic characteristics of the property, to house modern mixed-use office and retail space that cater to creative businesses.

ATCO brought on Graycor as the general contractor and BB+M Architecture as the design partner to redevelop the 150,000-square-foot historic building from inside and out. Preservation of the existing structure and character was at the forefront of the design intent Renovations include the core and shell, re-use of materials, a roadway cut through the middle of the existing building known as “Keswick Cut,” and construction of outdoor food stalls. The newly redeveloped building is lined with ground-floor spaces for shops, restaurants, and outdoor patios, while the bulk of the building offers Class A office space. Today the Gama Goat project is the largest adaptive re-use project in Charlotte.

The Gama Goat Building Renovation project received the ENR Southeast 2020 Best Projects for Renovation/Restoration Award.
